Whatever you want in a modern rural home you are likely to find at this property in the charming village of Patrixbourne. This delightfully sprawling property is aVeritable ‘Tardis’ and there are surprises from the moment you turn into the very long drive, flanked by hedges and a front lawn, on one side large enough for a game of rugby or football. There is also a double carport and enough hardstanding for a number of vehicles. The first inkling you might get that this property is something special is when you see the glazed entrance with its cathedral-style skylight above the front door. As you cross the threshold these windows bathe the large and welcoming receptionHall with plenty of natural light allowing you to take in the impressive full-height entrance and the galleried landing. The reception hall is large enough to have a seating area and leads through double glazed doors to the vast dining room where you can entertain at least a dozen guests comfortably for a meal and then wander out onto the sheltered terrace during the summer. The very attractive and contemporary kitchen/breakfast room was designed and installed in 2005 by City Kitchens. It includes two ovens and a large hob,Built-in microwave, fridge, freezer and dishwasher and is adjacent to the well-fitted and spacious utility room. This floor also includes a very useful study and a modern family bathroom with a bath and a shower as well as a wonderful family sitting room with double doors to the terrace where everyone is likely to spend much of their time. This room leads to the four ground-floor double-height bedrooms and also has a secondary staircase up to the master bedroom suite. This suite not only includes the very-good-sized main bedroom with lovely views across the garden and beyond but leads through to a contemporary Jack and Jill bathroom and on to bedroom two. There are two further double bedrooms and a family bathroom on this floor giving you a grand total of eight bedrooms to choose from. What the Owner says:
The house has been owned by the family since it was first built in 1999 but once we had six children to provide space for we either needed to move or build a sizeable extension. Because we love the house, the
grounds and the area so much we decided to build the extension in 2004 but now most of the children have flown the nest. The house has the cosy feel of a traditional barn conversion, with the benefit of efficient, modern construction making it very comfortable and easy to manage. We feel it is time to downsize. Being down a long drive and backing on to farmland, we are very secluded and private. But, at the same time, we can be on the A2 for Canterbury, Dover and London within a very few minutes. The school bus goes by a couple of times a day and Bekesbourne station is only a 10-minute walk. It is also a great area for cycling and the children often used to cycle to school along Hode Lane during the summer. There are plenty of footpaths for wonderful walks, a riding stable nearby for horsey enthusiasts and we have a very useful deli and café as well as a vet with a hydrotherapy centre in Bekesbourne. There is a bus service and the main-line railway station has free parking, while the Bekesbourne village hall offers a variety of activities including dog training, bridge, short mat bowls, exercise classes and a drama club.Room sizes:Reception Hall: 19'9 (6.02m) x 15'1 (4.60m) narrowing to 12'3 (3.74m)Dining Room: 19'5 x 13'7 (5.92m x 4.14m)Kitchen/Breakfast Room: 19'5 x 13'7 (5.92m x 4.14m)Utility Room: 11'6 x 9'1 (3.51m x 2.77m)Bath/Shower Room: 14'5 x 5'8 (4.40m x 1.73m)Study: 14'5 x 11'8 (4.40m x 3.56m)Sitting Room: 22'4 (6.81m) x 18'6 (5.64m) narrowing to 15'4 (4.68m)Bedroom 6: 13'7 (4.14m) x 11'8 (3.56m) narrowing to 11'6 (3.51m)Bedroom 5: 13'7 (4.14m) x 11'9 (3.58m) narrowing to 11'7 (3.53m)Bedroom 7: 13'7 (4.14m) x 11'7 (3.53m) narrowing to 10'8 (3.25m)Bedroom 8: 13'7 (4.14m) x 11'7 (3.53m) narrowing to 10'7 (3.23m)Wet Room/Shower RoomLandingMater Bedroom: 18'7 (5.67m) x 15'7 (4.75m) narrowing to 15'2 (4.63m)Jack & Jill Bath/Shower Room: 12'0 x 11'6 (3.66m x 3.51m)Bedroom 2: 13'8 (4.17m) x 13'5 (4.09m) narrowing to 11'5 (3.48m)Bedroom 3: 15'4 (4.68m) x 11'1 (3.38m) narrowing to 7'6 (2.29m)BathroomBedroom 4: 14'7 x 13'6 (4.45m x 4.12m)Rear GardenSwimming PoolWorkshop/Garage 1: 20'2 x 11'4 (6.15m x 3.46m)Workshop/Garage 2: 19'8 x 9'7 (6.00m x 2.92m)Orangery: 14'8 x 12'2 (4.47m x 3.71m)Studio: 19'7 x 12'1 (5.97m x 3.69m)Side GardenFront GardenDrivewayDouble Car Port: 20'7 x 19'1 (6.28m x 5.82m)
