Kyrle House is a truly delightful large detached Edwardian family home with a warm and welcoming atmosphere and very spacious accommodation. Although only a short distance from Folkestone West station, the town centre and the famous Leas it is very quiet and peaceful and discreetly set back from the road behind a wall and a plethora of rhodendrons and accessed via an in and out driveway leading to the garage. It has been sensitively updated to provide everything needed for modern day living but retains many of the original period features including tall multi pane windows that give it a very special character. Nowhere are these features better illustrated than in the amazing entrance hall with its impressive wood panelling and original oak doors. This leads to the main reception rooms including the elegant drawing room with its large bay window overlooking the garden, high ceilings, picture rail, central beam and ceiling rose and a beautiful wood carved fireplace. There is a lovely sitting room that leads to the conservatory, which is big enough to have a seating area as well as a table tennis or pool table. You will also find a very good sized study with fitted shelving and a nearby cloakroom. However the real hub of the household is the contemporary but homely kitchen/breakfast room where the family are likely to spend much of their time. It includes plenty of attractive storage units, a built in oven and combi oven, a gas hob, dishwasher and fridge and is adjacent to the huge utility area with washing facilities and with access to a useful secluded outdoor area for drying clothes. The original Edwardian staircase rises to a very large galleried landing and leads to the five double bedrooms and two attractive bathrooms including one with a contemporary stand alone bath and separate walk in shower. The main bedroom has a lovely bay window, modern fitted furniture as well as an original built in wardrobe and a wash basin while the smaller double has access to the boarded loft. Two of the other bedrooms include fitted cupboards. The well established garden has some lovely mature trees and shrubs as well as a large lawn and a spectacular wisteria along the back of the house. What the Owner says:
“We moved here 11 years ago and have loved every minute of it. The house has been a wonderful family home but now the children are getting older we need something a little smaller. It is a great place for entertaining whether it is a dinner party, barbecue or even a children's pyjama party on the landing!
It is very tranquil and we enjoy the wild life that comes into the garden even though we are not far from the centre of Folkestone. We are also very convenient for transport links as the station is less than half a mile away for the high-speed rail to London and, if you want to pop across to the Continent, we are very close to the Channel Tunnel and the M20. The town’s excellent grammar schools are within 10 minutes walk as is Sandgate primary school with its Outstanding Ofsted report. There is a bus stop nearby and plenty of activities available in the town and surrounding areas. We can walk to the seafront at the Leas or to the sandy beach with the dog. We enjoy live music, amazing views and the champagne bar at the harbour arm. For entertainment there is the Leas Cliff Hall, Silver Screen cinema and Quarterhouse theatre in the Creative Quarter".Room sizes:PorchEntrance Hall: 22'10 x 8'3 (6.96m x 2.52m)Sitting Room: 22'7 (6.89m) x 17'0 into bay (5.19m) narrowing to 15'9 (4.80m)Dining Room: 16'4 x 11'9 (4.98m x 3.58m)Drawing Room: 18'4 x 16'4 (5.59m x 4.98m)Conservatory: 25'4 (7.73m) x 11'4 (3.46m) narrowing to 10'4 (3.15m)Study: 13'7 x 12'9 (4.14m x 3.89m)Kitchen/Breakfast Room: 21'2 x 13'3 (6.46m x 4.04m)Utility Room: 15'0 x 8'8 (4.58m x 2.64m)Wash CupboardCloakroomLanding: 22'2 x 8'3 (6.76m x 2.52m)Bedroom 1: 22'7 x 15'9 into bay (6.89m x 4.80m)Bedroom 3: 16'3 x 11'9 (4.96m x 3.58m)Bedroom 2: 18'5 x 16'4 (5.62m x 4.98m)Bedroom 4: 14'9 into fitted wardrobes x 12'9 (4.50m x 3.89m)Bedroom 5: 10'7 x 9'3 (3.23m x 2.82m)Family Bathroom: 9'4 x 9'0 (2.85m x 2.75m)Family bath/shower room: 13'5 x 0'0 (4.09m x 0.00m)Rear GardenFront GardenDrivewayGarage
